How to Send a Campaign to Commercial Contacts

Learn how to target a commercial segment in a Smart Marketing one-time, automated, or drip campaign, and what happens to commercial campaigns when Commercial Contacts Sync is off.

Written by Michelle Carone

Overview

  • Send one-time, automated, and drip email campaigns to the contacts on your commercial accounts by targeting a commercial segment.

  • You choose Commercial on the Target Audience step of the campaign builder. Everything after that step works the same as a residential campaign.

Before You Start

Supported Campaign Types

Commercial audiences work with every Smart Marketing campaign type.

  • One-time campaigns

  • Automated campaigns

  • Drip campaigns

How to Target Commercial Contacts in a Campaign

  1. Go to Smart Marketing > Campaigns and click New Campaign.

  2. Set up the campaign in the Create New Campaign panel, then click Create Campaign.

  3. On the Target Audience step, select Commercial.

  4. Choose a commercial segment from the segment list, or pick one under Recently created segments.

  5. To build one on the spot, click Create a new segment and select Commercial as the audience type.

  6. Continue to Craft Content and Launch Campaign as you would for any campaign.

Note: While Commercial Contacts Sync is on, the audience choices are Residential, Commercial, and Affiliates. While it is off, the first choice reads Customers.

Key Details

  • A commercial campaign sends only to commercial contacts. Residential campaigns never include them.

  • The segment list shows only segments that match the audience you selected. Switching audience clears the segment you had picked.

  • When you edit a campaign, the Target Audience step opens on that campaign's audience.

  • The Contact Name merge tag fills with the contact's name from the commercial account.

  • The Campaigns list shows an Audience Type column. Use the All Audience Types filter to show only Residential, Commercial, or Affiliates campaigns.

Commercial Campaigns While Commercial Contacts Sync Is Off

Turning off Commercial Contacts Sync turns off every active commercial campaign.

  • Commercial campaigns stay on your Campaigns list.

  • Scheduled sends and drip emails do not go out.

  • Editing, duplicating, rescheduling, and turning a commercial campaign back on are blocked. The message reads This action cannot be done because the Commercial Sync is not active.

  • Residential and affiliate campaigns keep running.

⚠️ Warning: Turning Commercial Contacts Sync back on does not turn your commercial campaigns back on. Turn each campaign back on from your Campaigns list.

Troubleshooting

  • There is no Commercial choice on the Target Audience step.

    • Commercial Contacts Sync is off. Turn it on in Settings > Smart Marketing > Contacts Sync.

  • My commercial segment is missing from the segment list.

    • Check that Commercial is selected on the Target Audience step. The list shows only segments for the selected audience.

  • A commercial campaign turned itself off.

    • Commercial Contacts Sync was turned off, or your company no longer has Smart Pro. Turn the sync back on, then turn the campaign back on.

  • Editing a campaign shows "This action cannot be done because the Commercial Sync is not active."

    • The campaign targets a commercial segment and the sync is off. Turn the sync on to edit or send it.

Best Practices

  • Write commercial campaigns for the people who book moves for a business, such as office managers and facilities leads.

  • Send a test email before launching to check how the Contact Name merge tag reads for your commercial contacts.

  • Filter the Campaigns list by Commercial to review all your commercial campaigns in one place.
